The Commission Process

Submitting the form is not a commitment; it simply opens the conversation and allows me to answer your questions accurately.
2. Share Reference Photos
Once we connect, I’ll ask you to send clear photos of the building or home you would like painted. To ensure an accurate and thoughtful representation, please include:
- Wide, full-building shots for overall structure
- Specific elements you want emphasized or included
The better the photos, the more faithfully I can bring your piece to life.
3. Receive a Quote and Timeline
After reviewing your reference images and any notes you’ve shared, I will prepare a personalized project estimate. This includes:
- A price quote based on the painting’s size, detail level, and complexity
- An estimated timeline for completion based on my current schedule
This step ensures complete transparency before any work begins.
4. Painting Begins
Once all commission details are confirmed and you’re happy with the plan, I begin working on your custom watercolor painting. During this stage, I:
- Sketch the architecture
- Layer watercolor washes and details to build depth and character
- Add my signature “cut of color” look if that is your desired look
5. Delivery
When your artwork is complete, you will receive the original watercolor painting packaged safely for delivery. If you requested add-ons such as digital files or prints, those will be included as well. Your finished piece arrives ready to frame, gift, or display.
Sizing and Pricing
I currently offer two sizes for original watercolor paintings:
- 5.5” × 8.5” – Ideal for smaller gifts, keepsakes, or simple architectural subjects
- 9” × 12” – Best for more detailed compositions or when you want a statement piece
Prices typically range from $100 to $300, depending on the size and complexity of your building illustration. Highly detailed homes or buildings with intricate landscaping may fall toward the higher end of the range.
Framing Options
To help your artwork arrive display-ready, I also offer a framing add-on for an additional fee that is equivalent to only the cost of the materials. This option is perfect if you’re purchasing the painting as a gift or want a finished, ready-to-hang piece without the extra step of hunting for a frame. Framing includes:
- A high-quality frame selected to complement the artwork
- Backing and matting
- Secure, protective packaging for safe delivery
Framing prices vary based on size, ranging from $30 to $50 but I’m happy to provide options and a detailed quote once you choose your painting size. If you prefer to select your own frame later, I can also recommend sizes and matting suggestions.
Timeline
Most commissions are completed within 3 to 6 weeks. Once I receive your reference photos, I will send a more accurate completion date based on:
